deer population is unbelievable! Deer Haven is located on a very good gravel county road and has electric and rural water available at the road. There is an additional 70 Acres joining this property on the north side that can be purchased with this one if you need more land, for a total of 150 Acres. More on that later.
Deer Haven is located between Bentley and Lane, Oklahoma. It is 130 miles from Dallas, TX, 140 miles from OKC, OK, 40 miles from Durant, OK and 13 miles from Atoka, OK.
There are good fences on three sides of the property and some cross fencing that fences off the back (east) 40 acres of heavy woods. The north fence is non-existent since this was all one property.
There is a very nice pond near the center of the property and Turkey Creek that always has pools of water all year long. Although Turkey Creek isn't what you'd call a "live creek", running water 365 days a year, it is definitely running the greatest part of the year. As I traversed the property, I found several fantastic building sites up on the hills overlooking the beautiful valley and pond below.
As for the extra 70 acres if needed, it has an old small house on it that could make a great hunting cabin. It also has a storage building. This property is a little over half heavily wooded with the remainder clear meadows (where the current owner bales hay) to scattered trees.
