The 240 Acres is very scenic with awesome views of the surrounding area. It has approximately 180' elevation change that makes for a beautiful trip through the property. The highest point is approximately 910' above sea level down to approximately 730' near "Deer Lake", the flood control lake that is partially on the property.
Speaking of the lake, the new owner of this paradise has full access to the lake since part of it is on the property. The owner reports that he enjoys catch and release fishing and will share his secret fishing spots with the new owner. The Lodge/Home, as mentioned, is all steel construction, even the wall studs are metal. The house is very well insulated with a 3" white vinyl faced fiberglass insulation wrapped over the entire interior of the building's exterior walls and roof panels. The 4" metal wall studs have 4 more inches of fiberglass batts. 6" batts in the ceiling complete the insulation job to create a super insulated structure. Rural electric with 200 amp service powers the Lodge, rural water provides excellent and abundant water and a septic tank with leach field was professionally installed to handle sewage.
The Lodge/Home has CH&A, making it very comfortable and trouble free year round. The central heat is propane and of course the air conditioning is electric. The garage is big enough for your pickup or tractor since the building eave height is 12' and the overhead garage door is 10' x 10'. The owners were thoughtful enough to install a 220 plug in the garage to run their welding machine should they need to repair any feeders or tree stands.
The sellers are leaving the Cub Cadet Zero Turn lawn mower to make it easy for your wife to keep the lawn looking nice for you while you're out bringing in the meat! LOL
