EXPLANATIONS & DESCRIPTIONS:
The 240 Acres is very scenic with awesome views of the surrounding area. It has approximately 180' elevation change that makes for a beautiful trip through the property. The highest point is approximately 910' above sea level down to approximately 730' near "Deer Lake", the flood control lake that is partially on the property.
Speaking of the lake, the new owner of this paradise has full access to the lake since part of it is on the property. The owner reports that he enjoys catch and release fishing and will share his secret fishing spots with the new owner. He states that he has caught many 8+ lb large mouth bass over the years and the lake has provided many hours of summertime recreation enjoyment for him and his family.
There are plenty of hills and valleys for the game to live all year round and very nice woods to help them feel secure. The owners have developed 6 or 7 very nice food plots over the years that are well established. They have always planted a food plot mix purchased from the feed store in nearby Calvin, just north about 10 or 11 miles. The food plots have rich soil and are fertilized when planted so they'll produce abundant wheat, rye, turnips, cowpeas and clover. The deer go gaga over it!
The sellers have developed a very nice network of trails for their side by side UTVs that give great access to the food plots. Most of the trails are big enough for a pickup truck or tractor, making it convenient to work the food plots, haul your trophy out, get feed to the game deeders, etc. There are currently 3 game feeders operating and there are another 2 stored at the lodge if you want to put them up as well. These of course stay with the property. Near the food plots and trails are two "Shoot HouseBlinds" that stay and several tree stands, all placed strategically for the good shot at game.
As I mentioned earlier, this place is mostly wooded but there are about 20 acres of good grass at the north end (front) of the property that would sure make some excellent grazing for your horses if desired. The owner lets a neighbor cut hay off of it just to keep it looking nice at this time. The place is mostly all fenced but some work needs done on the south end to hold horses or cattle. There are an xtra 20 acres land locked and fenced into this property that belong to absentee owners that a buyer may be able to purchase as well. If wanted, that would make it 260 Acres. See the aerial view map in the photos with the property lines marked. There is a 10 Acre and two 5 Acre tracts. The center 5 Acres is definitely for sale with this 240 Acres at $2000 per acre.
The Hunting Lodge/Home is a very nice "Kustom Steel" all steel 1386 SF engineered building, professionally built and finished. This wonderful deer camp was built in 2007 and looks absolutely new. It is very nice and would make a good retirement home too. It is all very nicely furnished with 2BR/1BA, open living/dining/kitchen area, hall utility closet for laundry and a one car attached garage. All furniture and appliances stay, including the refrigerator, cook stove, microwave (almost new), dishwasher, nearly new 50" TV, washer/dryer, beds, etc. The sellers are only taking their hunting trophy mounts, some personal pictures and personal items. It will be ready for you to enjoy from day one!
The Lodge/Home, as mentioned, is all steel construction, even the wall studs are metal. The house is very well insulated with a 3" white vinyl faced fiberglass insulation wrapped over the entire interior of the building's exterior walls and roof panels. The 4" metal wall studs have 4 more inches of fiberglass batts. 6" batts in the ceiling complete the insulation job to create a super insulated structure. Rural electric with 200 amp service powers the Lodge, rural water provides excellent and abundant water and a septic tank with leach field was professionally installed to handle sewage.
The Lodge/Home has CH&A, making it very comfortable and trouble free year round. The central heat is propane and of course the air conditioning is electric. The garage is big enough for your pickup or tractor since the building eave height is 12' and the overhead garage door is 10' x 10'. The owners were thoughtful enough to install a 220 plug in the garage to run their welding machine should they need to repair any feeders or tree stands.
The sellers are leaving the Cub Cadet Zero Turn lawn mower to make it easy for your wife to keep the lawn looking nice for you while you're out bringing in the meat! LOL
The Seller is not leaving the tractor and implements as he's got another job for them but the fuel tank does stay.
This is a "must see" property. I've tried to give a thorough description of the place. When you come to see it, you'll agree that it is worth every penny of the $644,900 asking price. Don't let this Turn Key deal slip away. All the hard, time consuming work has been very nicely completed! Come out, relax and enjoy it...you deserve it!
