I think that those of you who have read this far are seeing that the "River's Edge Ranch" is a little jewel that merits your attention.
The pasture is very good Bermuda grass, abundantly produced by the rich sandy loam bottom ground. The three ponds all hold water very well and are stocked with fish. The Blue River is a scenic backdrop to this beautiful place and also is a very good spot to wet a line. The rich bottom ground provides the perfect base for the 25 or so pecan trees that grace these scenic acres. These trees definitely provide a little extra income potential.
The all electric home was remodeled in 2012 by the current owner. It has ceramic tile flooring throughout and just a few years ago the kitchen was updated with all new hickory kitchen cabinets. All the kitchen appliances stay, including the dishwasher, cook stove, eye level microwave oven/vent and refrigerator. As mentioned, the home is 1504 sf with 3 Bedrooms. The master bedroom has an attached 3/4 bath with a nice glass shower stall. The newly remodeled kitchen opens into the living room and there is a nice large opening in the wall between the kitchen and dining area. The one car garage and wash/utility room is off the kitchen and comprises 406 sf of space that could very easily be remodeled into more living space, such as a den or another bedroom. The utility room is 8' x 14' and serves for storage space as well. The garage itself is 14' x 21' and could make some great living space. By the way, there is a nice two space carport for your vehicles. The home is on rural water now but does have an excellent water well that is being utilized for livestock water at present. Central heat and air conditioning keep you cozy and/or warm in any kind of weather. There is a propane tank as well that provides fuel for a back up heater in case the electric is out. The roof is heavy duty steel that will last nearly forever. The covered patio off the back of the home is my favorite spot. From this vantage point, you can view the scenic pastures and overlook a beautiful pond. The owner loves to sit there in the morning drinking his coffee, watching the cattle lounging and the deer frolicking. What a great way to start your day!
There are two cattle/livestock run-in sheds that help protect your livestock from the elements. One is 12' x 24' and is in a 5 or 6 acre pasture, perfect for your horses, wouldn't you say? The other is 20' x 28' and very solidly built, open to the main pasture and used for the nurturing shed.
The corral and working pens have a nice Powder River squeeze chute. It is well built of pipe and sucker rod.
The new shop building is fantastic! It is all steel, 30' wide and 50' long, insulated with sprayed on polyurethane and even has two 10' x 12' insulated overhead doors, a walk door, concrete slab floor and 14' eave height. Off the east side is a 22' deep by 50' long shed that can serve as implement or cattle protection. The shed is dirt floored.
This is the perfect place to raise your family or enjoy a great retirement ranch! It has a whole lot of bang for the buck!
