Continuing your adventure on south, the paved driveway takes you to the like new 2200 sf home on your left. Casting your eyes to the right, you'll see the brick fronted 30x60 office/guest house with attached 60x80 shop building and the 30x45 horse barn and pens. Then further on out in the pasture you'll see the 40x48 hay barn/horse barn/machinery shed or whatever you need it for.

DESCRIPTION OF THE LAND
The 79 Acres has 2 nice ponds for livestock water, one at the front and one at the back of the property. It is mostly open with scattered trees. There are 6 to 8 mature pecan trees too. The property is slightly rolling to flat and has excellent Bermuda grass. It is fenced and has some cross fencing. There is a nice little grove of trees to the south and east of the house so your livestock will have plenty of shade on hot summer days. DESCRIPTION OF THE HOME
The home was built in 2003-04 with 3BR/3BA, Two CH&A, large capacity hot water heater, metal roof, wood burning fireplace with a real stone hearth and wall (from Lake Broken Bow area). The kitchen has solid oak cabinetry, custom crafted with a matching island. There is good lighting in the kitchen too. Off the kitchen is the laundry room and a large pantry, as you'll see from the photos, which doubles as a storm shelter/safe room. It has solid cement block walls and a heavy duty metal door. The laundry room floor is tiled, with tile going into the safe room too.
Features of the kitchen include an electric stove top, with down draft vents and custom light fixtures. There are a lot of cabinets. One nice feature is a small bar between the kitchen and living areas - a nice place for morning coffee. The bar counter has a pretty glass front cupboard. Above the kitchen sink is a large window with a view, for those who still love to wash dishes by hand. Appliances are stainless steel and stay with the home. The large tile topped island has drawers and cabinets too and you can also pull up the bar stools and eat at the island. The island offers extra counter space for food preparation. Another great feature in this kitchen is the corner cabinet below the covered appliance bay, which has a unique lazy Susan, for easy access to goods stored there. Also, the pantry by the kitchen door has a unique pull out unit, making it easy to find everything there too! Truly a custom kitchen for the cooks in the family!
There is plenty of room to place your own sideboard or cupboard on the wall across from the island. The kitchen has a door that opens outside onto the double carport, which can double as a patio area and/or mud room. This is a great place for outdoor eating too. Very nice!
The kitchen opens into the large dining area, which is at the end of a large vaulted ceiling living room. There are double French doors with frosted glass in a Victorian style, with screens at the end of the dining area, extending the living/eating space outdoors. Perfect for entertaining year round. The French doors and windows let in the natural light and views of the property from every window are lovely. Since the home sits so far from the road, you can have the curtains/drapes and blinds open. With the windows open, the breeze is drawn through the house in the spring, summer and fall.
As you'll see from the photos, the flooring in the large living, dining and kitchen areas is solid oak and the ceilings in these areas are wood too. The oak entertainment center stays with the house. It isn't attached so it can be moved or split up into three separate pieces.
The Master Bedroom suite is off the kitchen by the kitchen door. It is a private area away from the other bedrooms and has its own door to a private outside deck, with views of the beautiful grove of trees in the pasture. The master closet is huge, with custom drawers and lots of space for clothes and accessories. The master bathroom has a corner tub, topped with two large Victorian style frosted glass windows for privacy, but still allowing light to flood into the room. There is a large shower and double pantry for towels and linens.
Need a cozy library, sitting room or parlor? Right off the living area next to the front double entry doors is a beautiful one, with custom bookshelves, two large windows and room for a desk. A serene place to read a book, study, write a letter or play on the computer. While the rest of the family is watching sports (or Ancient Aliens) in the living room, this is a quiet haven to get away from the TV without leaving your home.
There are two other good sized bedrooms, and the larger room has its own bathroom. The main bathroom of the home is situated between these two bedrooms so the smaller room has its own bathroom too. Both rooms have nice sized closets, windows for light and soft, good quality carpet. The bathrooms have been rarely used so are like new.
DESCRIPTION OF THE OFFICE/STUDIO/GUEST HOUSE
This nice 30x60 building has a 16x60 shed off the east side with concrete floors and ramp. This shed could easily be enclosed for storage or garage. It has handicap access and is bricked on the front half, metal behind. There is a cement sidewalk and stoop. Inside, there are two bathrooms, a front room with lots of windows, a giant kitchen with a refrigerator and stand alone stove/oven, laundry room and 4 offices/bedrooms. The flooring is stained concrete. The upstairs loft is accessed off the tool room and also through a door at the side of the building. The large insulated loft room can be used for a recreation/media/play room and there are 4 other rooms upstairs which could be used as closets or storage since there are now windows in the loft. The loft is open to the shop area below and there is additional storage in the loft on both sides of the large metal stairs. Tool room/shop area is insulated and has both overhead and walk-through doors. The attached 60x80 shop/barn is accessed through the above mentioned doors.
This building can be anything you need it to be, such as a guest house, business office, storage, mother-in-law or kids-moved-home suite. It has propane gas to it and a separate septic tank from the home. It is at the end of the drive, just far enough away from the home that it retains its privacy. DESCRIPTION OF ATTACHED 60X80 WORKSHOP/BARN
The 60x80 workshop/barn is open on the east end. The east end is 60' wide. The barn is situated running 80' long east to west and the 60' wide is north to south. It has nearly 17' eave height for fantastic ventilation. Half of the floor is concrete slab and half is dirt. This lends itself very well to finishing it with horse stalls or pouring more concrete to suit your needs. The shop has its own bathroom and separate septic tank, 400 amp electric service and excellent lighting.
DESCRIPTION OF 1 RV AND 1 MOBILE HOME HOOK-UP
Just outside and south of the 60x80 workhop/barn is a full RV hook-up with electric, water and a septic tank. The RV in the photos will be moved prior to closing and does not stay with the property. Away from the home to the east is a full mobile home hook-up with a separate septic tank. The mobile home that is on the property will be moved prior to closing, it does not stay with the property.
DESCRIPTION OF HORSE BARN
The 30x45 horse barn has 4 stalls with clay floors and a concrete wash bay with drain. There is a tack/feed room with concrete floor and a small loft above the tack room. This barn opens into a horse pasture too. There is electric and water plumbed for the horse barn. Right outside the horse barn is a nice large chicken coop.

This 40x48 shed with an 8x20 concrete floored, fully enclosed storage/tack room is all metal and has a 12' eave height.
