OUACHITA 80 ACRES with OIL & GAS MINERAL RIGHTS
At only $800 per acre, you cannot afford to not consider this one!
This very secluded, way back in the boonies 80 Acres is being offered with what is believed by the Seller to be all of the oil & gas mineral rights. No royalities for production are being paid on it at this time but there is always that possibility in the future.
It is located in the beautiful read more
Ouachita Mountains 3 miles straight north of Sardis Lake and 3 miles south of Hwy 63/1, as the eagle flies.
If you are not already aware of it, this is where the monster whitetailed deer, huge turkey and giant black bear like to live. Totally away from all human pressure. Ouachita 80 is an awesome hunting and recreational property!
This property is all nicely wooded with new growth timber It was logged about 20 years ago so you'll find very little marketable timber on it at this time.
The terrain is very navigable, nothing extremely steep. It is very nicely rolling with approximately 200' of elevation change from the northeast corner southward to the southwest corner. If ATV trails were to cut through the forest, you could ride your 4-wheeler anywhere on it.
Access to this mecca is by way of a private 4x4 road that passes through several other properties for a mile or so. Then you have to go onto an ATV trail to go the final half mile or so onto the property and your favorite hunting spot. There is an old logging trail that was once used to access the property in a 4x4 vehicle. It goes from the good 4x4 road north about a half mile to the property but does need some dozer work to be accessible in your pickup or 4x4 vehicle. There are small trees grown up on it and a ditch has eroded, making it impassable by 4x4 pickup truck at the present time.
Even with the challenges, this is a fantastic deal! You'll not find a better value for your dollar. Give Chuck Clark a call at 580-380-7093 for your personal adventure, you'll be glad you did!
