FLAT ROCK CREEK ESTATES
SIX 20 ACRE TRACTS and ONE 80 ACRE TRACT
Please see the aerial view, showing Tracts A-G outlined. These tracts are divided out of a very nice 200 Ac ranch. Each tract is unique in its own right. All have excellent soil, grasses and some trees to a greater or lesser extent. At one time, most of these tracts were farm ground. Electric and rural water are on the frontage road making read more
it very easy to extend it on into your building site on your property. Three phase electric is available if you need it as well. N3790 RD is a good gravel county maintained road. Flat Rock Creek Estates are situated on the east side of the road for one mile.
From the North to the South, the tracts are as follows:
Tract A - 20 Acres - $80,000
Very excellent grass and about 1/3 with a nice scattered woods. The front/west end by the road was once a hay production meadow.
Tract B - 20 Ac - $80,000
This tract is mostly wooded for those who are serious hunters. Flat Rock Creek flows through its southeast corner.
Tract C - 80 Ac - $240,000
This 80 Acres is mostly wooded with approximately 20 acres of grass pasture along the frontage road. It does have a nice pond on it, as well as Flat Rock Creek through the property, cutting it almost exactly in half.
Tract D - 20 Ac - $80,000
This property has the old homestead house on it and a little storage building. It has a very nice little pond, an excellent grass meadow that was once farm ground and about 1/3 woods with Flat Rock Creek cutting through the northeast corner.
Tract E - 20 Ac w/mobile home - $100,000
An older mobile home graces this property with a rural water meter and electric transformer and meter already installed and working. The mobile home is an older model but is definitely livable. It already has a septic tank. One could move right in and start living the country life. Once again, this one has an excellent grass pasture for your livestock or if you'd rather, farm it. It is mostly all farmable except for the 5 or so acres of woods at the back of the place.
Tract F - 20 Ac - $80,000
This tract is pretty neat in the fact that it is very private feeling. There is a nice row of trees along the frontage road that block prying eyes from seeing back into the property. The rest is mostly clear with excellent grasses and about 3 acres of scattered woods at the back of the property. And again, one could have a garden because the soils is very rich with very little rock.
Tract G - 20 Ac - $80,000
This is a corner property, at N3790 Rd & E1120 Rd. A very nice property with lots of road frontage. This 20 could be even further divided if one desired because access is almost unlimited, at least on two sides. The east nearly half of the property, about 8 acres of it, is a nice scattered woods with clearings that would make an excellent little hunting property. The rest is excellent grass pasture.
