500 ACRE CATTLE/HUNTING RANCH

excellent grasses to approximately 100 acres of woods that are chock full of trophy white tailed deer and turkey.This ranch is currently supporting 100 head of mama cows and 2 attending bulls. This past summer the owner also baled about 300 big round (5'x 6') bales and that was only on 90 acres or so on the west side near the home. Pasture is predominantly excellent Bermuda grasses with a little native mix. The perimeter fencing is new to very good 5 strand barbed wire. The only cross fencing at this time is a 25 acre pasture that has a good pond that is used for weaning calves and baling hay. With some cross fencing and rotational grazing, this ranch could realistically double its carrying capacity. Speaking of ponds, there are 5 ponds scattered strategically over this oasis and the Butler Creek cuts smack through the center and runs water all year long, so as you can see, never any worries about livestock water. The ponds are all stocked with fish and the one near the house is stocked with crappie.
The owner reports a population of wild hogs that his family enjoys honing their shooting skills on. With the creek running through the center of the ranch with plenty of water and the woods being predominantly all along the creek, the hogs pretty much stay in the woods and don't seem to get out into the pastures and root much. Interesting!
The woods consist of about every variety of hardwoods and other deciduous trees that you can name. There are literally hundreds of pecan and oak trees that provide lots of food stuff for the wild game. Or, if one wanted to, harvest the pecans!
As you can see from the pictures taken on this little slice of heaven, there are trophy bucks and turkey for your enjoyment. There is a little slue area where thousands of ducks and geese stop over on the yearly migration. The owner commented that it would not be much of an issue to put some dams up to create an even better habitat for ducks and geese. If you're not a hunter, there is definitely an opportunity to sell a hunting lease.
The 100 head of mama cows with their offspring that live here and come with the ranch are 2, 3 and 4 year olds with a few 8 year olds. They are Angus, Simmental and Angus crosses and Brangus. The attending bulls are Charolais and Simmental. 25 calves are already on the ground as of January 16, 2020.
The home is 1440 SF of living space with a carport off the end. It is 2BR/2BA, all electric with an open kitchen/living area floor plan. The home and barn/shop are mostly completed, brand spanking new, never lived in. There is some finishing that needs need on both (see pictures). All the materials are on site to finish them, it is a continuing process. The seller will continue to finish them as time permits. But come and look, make an offer, it will sell "as is" on the day we make the deal. The place is priced accordingly. The home and shop/barn are both pole framed with concrete slab floors, all metal siding and roof.
Rural water is available at the road and electric is connected to home and barn. There is a good water well near the home as well. The water has not been hooked up yet.
The shop/barn is 30' x 60' x 12'(eave height), with 2 walk doors and two 10' x 10' overhead insulated doors. The shop is insulated as well. It has a 30' x 15' open living area room with kitchen and bathroom. This is being built for a mother-in- law suite or bunkhouse. Just a great place for family gatherings. A 16'x 60' shed is off one side of the shop for machinery storage.
One really great feature is a new fiber optic internet cable is being installed on all three road sides of the place. On the east side of the property there is a small natural gas line where an owner can procure natural gas if desired.
There is also an old home site on the north end that has a well and electric available.
Lots of possibilities here. I could write a book about how great this place is but I think you get a good idea about this very productive and well priced ranch.
