Properties like this are a once in a lifetime find! This is a very rare opportunity to own a one of a kind beautiful Kiamichi River property!
The river is nice and deep along this awesome property and is very good fishing with Blue Cat, Channel Catfish, Flat Head and even some Crappie, perch, etc. Folks really love the small mouth bass.
Hunting is superb too on this 40 wooded acres. There are abundant trophy white tail deer, eastern wild turkey, wild hogs, squirrel, black bear and elk. Did I say “black bear and elk”? Yes, I did! There is a season on them in Pushmataha County where this awesome oasis is located! The present owner watched 15 head of elk feasting on cane along the river this past fall the day before season opened.
This acreage has legal access so there will never be any problem with someone locking you off you property. In Oklahoma, at this day and time, access is HUGE! The trail to the property is rough. I would say definitely a 4-wheel drive trail. The Seller drives it in his 4×4 Ford pickup and I access it with no problem in my FJ Cruiser, pulling my Polaris Ranger Crew on a 16′ trailer. It’s not a road that you want to traverse with your big motor home but any vehicle with good ground clearance should have no problem.
Electric is available from next door at the seller’s other 40 acres. He will sign a legal easement access from his electric across his remaining property so a lucky new owner will be able to have electric if desired!
The Kiamichi River is a major river in southeastern Oklahoma and is considered a navigable river. Canoers and kayakers float is especially when the water level is high.
The property has varied topo and has a nice mountaintop overlooking the River. That would be an awesome place to build a very secluded cabin. The mature forest is a nice mix of pine and deciduous trees, oaks, etc.
This outstanding property is within one half mile west of the Pushmataha Wildlife Management Area (you can Google it for more details) which is 19,237 wonderful acres of wilderness over 29 square miles, all in the Kiamichi Mountains. It is all wilderness forest land and was one of the very first wildlife management areas in Oklahoma. This forest was set aside in 1947 to help restore the deer population in the area that had been depleted due to the depression. It was estimated that the deer population was at an all time low back in the 1940s. The Oklahoma Department of Wildlife Conservation has been working on the whitetail deer genetics ever since. The genetics are fabulous. This area is known to be one of the best whitetail hunting areas in the whole state. Many many trophy bucks have been taken from around here! Come take yours from you own property!
This is also known to be one of the very best eastern wild turkey hunting areas in the state as well.
Don’t let this fabulous wonderland get away from you. At only $235,000, it is a steal. Call Chuck Clark for your personal tour, you’ll be glad you did! Call 580-380-7093 to schedule a look.
