Property Description

THE 70E RANCH

Beautiful country home with 47 Acres and 3 Ponds!

The only way to describe this 3686 sf home is EXTRAORDINARY!  There are 4 Bedrooms, 3.5 Bathrooms, a professional kitchen and was constructed to last for generations to come.  The home is set toward the back of the property, sited with a pond and a partially wooded area behind it so there is maximum privacy and views.  It feels like you are living at a retreat.  You drive through the front entry, with excellent grass pasture and 2 ponds on side of the driveway.  A peaceful feeling accompanies you all the way to the home that has handsome stonework and a modern country design.  Just before you get to the home, there is a 40' x 60' metal workshop/shed, with room for your own protable stalls if you have horses or other livestock, to the right of the driveway.  The 10' deep front porch is large and wraps around the home on 3 sides, plus the back porch.  There is a huge attached covered open-air parking area that can also double as an outdoor living space and is part of the architectural design of the home.  There will be a new storm cellar put in before closing.

Walk into the long entry way and see the double French doors at the end of the living area which flood the home with natural light.  There is room in the entryway to sit and remove your shoes, hats and whatnot and also a coat closet.  The entryway, living area and kitchen have a handscraped look, high quality laminate flooring, finished pinewood tongue and groove ceilings, custom light fixtures and ceiling fans.  The walls are finished with bull nose corners and wood trim.

The decor throughout the home was well thought out.  There are two rooms off the entryway before going into the main living area.  The rooms can be used for whatever is needed, home-office-bedrooms-library area-media room-or extra living area.  Both are good sized and one is extra large and was used as a man cave.  The living area is large with double French doors and although there is no fireplace, the construction of the family room included a place for a fireplace or woodstove so it could be easily added if the next owner likes that feature.  There is also propane gas stubbed out at the fireplace location for gas logs/back up heat w;gas igniter.  Gas is piped into several other rooms also.

The living room opens into the kitchen for easy entertaining and lots of family participation.  The huge kitchen will satisfy the cook in the family, with all professional grade stainless steel appliances, including a 6 burner gas top with griddle, double convection ovens with a warming drawer beneath, a 6' plus  double refrigerator/freezer, a commercial double sink with a pot filler faucet, professional dishwasher and a separate vegetable sink near the refrigerator!  There are extra cabinets - all custom hickory wood, extra countertops (granite), 2 covered appliance bays, 2 pantries with frosted etched glass doors, tile backsplash, giant island with seating and a window with a view of the back pond.

Off the kitchen in its own built-out bay, with 2 sides of windows, is a fabulous dining area.  This could also be used as a hearth room or sun room, if you prefer to put a dining table in part of the living area.  It has extra tall windows, with a pretty view of the wooded area and lily pad pond behind the home.  The downstairs main powder room with toilet is in the hall right off the living area and next to it down the hallway is the large 11'x 13' laundry room.  No more clean laundry in the mudroom!

The two main bedrooms are downstairs across from the laundry room, very large with walk-in closets, lots of windows and they share a beautiful classic black and white tiled bathroom, that has black marble countertops and double sinks.  There is plenty of counter space and drawers for two!

The master bedroom is off the opposite end of the home for quietude.  The room is large enough for a sitting or reading area.  The large master bathroom has a 5' x 8' shower with two rain shower heads at both ends and 6 separate body sprays.  Brazilian Ipe wood, which is beautiful and durable and often used for outdoor applications, trims the outside shower wall and the bathroom ceiling as well.  The countertop is marble with double sinks and there is also a Jacuzzi brand jet tub that completes the spa-like bathroom.  The toilet has its own door and area.

The upstairs, which is accessed off the main entryway, opens into a very large room that could be a play room, media room, extra bedroom, craft room or living area, whatever suits your personal needs.  There is a full bathroom upstairs and storage.  The attic is accessed from this level and and is floored, so much can be stored there as well.

The home was constructed so if a new owner wants to expand for more living space upstairs, it is good to go!  Everything was thought of when building this home, from the flexibility in the current floor plan to any future use.

The land is sandy loam with Bermuda grass with scattered trees upfront and wooded behind the home.  There are deer, turkey and small game here so hunting is an option or just feeding the wildlife if you prefer.  Fishing or feed the fishing is another fun option!  The property has lots of woods joining, teeming with wildlife.

CONSTRUCTION DETAILS:

FOUNDATION: Piers are spaced every 10' and sunk anywhere from 12' to 18' deep to bedrock, filled with 102 cubic yards of concrete as the base for the slab, which was poured with 100+ cubic yards of concrete, fiber re-enforced (3 lbs per yard) and re-barred.  This slab will last forever!

HEAT AND AIR:  State of the art "Geothermal Heating and Cooling" (uses underground soil temperature to facilitate the system) with four (4) 250' loops of piping buried 9' to 14' deep underground where the temperature is nearly constant all year long.  (Approximate cost was nearly $50,000 when installed).

WATER HEATER: Two fifty gallon electric water heaters provide an abundance of hot water.

INSULATION: R19 insulation was used in the walls and R30 in the ceilings.

FRAMING and EXTERIOR: Framed with 6" exterior walls with hurricane clips and shear wall hold-downs throughout the frame, using fire retardant lumber.  Radiant barrier sheathing and decking was used on the entire home exterior walls and roof system with a steel roof.

The home is wrapped with "Tyvek Vapor Barrier" and exterior walls are a beautiful combination of "Austin Limestone" and "Hardie Board" fiber cement siding with a 30 year guarantee.  The owner even used commercial grade water shield instead of conventional standard residential flashing.

When I said EXTRAORDINARY, I meant it and you can see why!

Sometimes life takes a different turn than our best laid plans and now this home, built for future generations with much love and care, is now being offered to some new lucky owner.
