Property Description

101 RANCH - MIXED USE RANCH IN SE OKLAHOMA

Only a time or two in a lifetime will you ever see something that just comes together to form the whole that is greater than the sum of its parts!  I am sure you know exactly what I mean.  When everything just comes together to make it the perfect combination.  In my mind, this ranch is kind of like the making of the Jaguar XKR, or the Corvette, the formation of the Morgan horse breed by the stallion Justin Morgan, or maybe even the Taj Mahal! Anyway, you get my drift. That is exactly how this little 101 Ranch, for grazing and hunting, makes me feel. The home is situated on 101.9 acres of 50/50 grass to woods, with creek and ponds for livestock, horses and wildlife. There is plenty of places for trail-riding or hiking in the woods, place to put your vegetable garden (there is one that has just been planted!), food plot for game, or place to build an arena and horse barn.

When you turn off of Hwy 48 between the towns of Wapanucka & Tupelo, Oklahoma and drive approximately 2 miles down the well maintained, granite gravel county road, you start to expect something special.  You will not be disappointed. You drive up to the top of the hill and there, on your right, is the 101 Headquarters. Turn into the drive through the decorative metal, automatic gate onto the concrete pad in front of the 2000 square foot attached garage and you will immediately notice the color coordinated stonework wainscoting that blends nicely into the beautiful gray, steel siding of the well-kept home. The landscaping compliments the form of the home and the covered porches that signifies that this is no ordinary house, it is first class in every way.

Down the gently sloped hill from the house, and next to the first pond, (there are 2 stocked ponds) is a 60 x 40 all steel workshop. The workshop has 2 large roll-up doors, concrete floor, 200 amp underground electric, and wired for an R.V. camper and welder with 220 amps, and mezzanine with overhead storage. A shooting aisle and range are a terrific addition to the property, and Leader Creek runs through the property. The storage container stays too. In addition to the wooded areas, there are enough Pecan trees to harvest, and some Walnut trees too. Property is cross-fenced.  One of the storage buildings, by the pond, provides a perfect spot to prepare the fish you just caught, before you take it up to put it on the waiting grill, and eat sitting at your outside table, on the immense patio! It all adds up to something very special.

HOME: A 50 x 100 X 12 ft. eve height, the home is 3,000 sq. ft. of living space, with attached drive-through garage, and 3 bedroom-2 bath.  It is an all steel construction, steel and stone sided, concrete slab Barndominium-- inside, there is a fantastic home of gorgeous living spaces, with 6-inch insulated stud walls in addition to the insulation wrapping the steel building and excellent quality insulated windows.  Did I say energy efficient?

All doorways/doors are a full 36" wide handicapped accessible. The home features wooden crown molding in great room/kitchen, ceiling fans, concrete stained floors, tile and planed wood floors too.

OTHER FEATURES:  2 separate tank-less water heaters for unlimited hot water; whole house back-up generator, that automatically comes on or shuts off, whole house water softener/filter by Nuvo, so there is no salt or chemicals to worry about- just change the filter every 6 months; 2 separate heat and air units; all cabinetry is custom, made of Alder wood; outside sprinkler system; cell phone booster; automatic gate.

ENTRY/GREAT ROOM: The inside of the home has an elegant lodge feel to it, from the moment you walk through the door to the large and inviting entry way. Right off the entryway to the right, there are built-in cabinets, coat pegs and a large wooden built-in seat, so you can sit down to take your shoes off, and keep the clutter right where it belongs, and handy when you are ready to go again.

Next, you walk into the great room, part of a large, open concept floor plan, with 11 ft. ceiling clad in heavy corrugated metal from an antique, 100-year-old barn, that is original to the property!  The great room flows and continues into the giant, custom gourmet kitchen.  There is a Breckwell pellet burning stove for efficiency, in the great room which can heat most of the house. There is a wall of windows, some which can be opened, looking over the property, and to the lake below.  A lot of natural light fills the room, and when you need shade or at night, there are automatic blinds that open or close with the touch of the remote!  The owners have thought of everything, even the ceiling height is tall enough so you can hang your favorite mounts and trophy animals here!

KITCHEN/DINING: For the cooks in your life, the kitchen is massive, with gorgeous granite counters, Alder wood cabinets in a warm, medium stain, two large, free standing islands, one for prep and one for eating!  Both islands have storage and open shelving for convenience and aesthetics.  The built-in 6-burner propane stove/range top with a pot-filler faucet with a beautiful stainless steel vent hood are extra nice features. There are double electric ovens too. Above the large kitchen sinks, are two adjoining corner windows, for a scenic view of the property.  I swear it will make you want to wash dishes!  There are so many cabinets, and a lot of cabinets open to full size pull out drawers.  There is a pull-out cutting board, custom wood silverware drawer, and an under the cabinet ice maker, a must have when entertaining.

There is room on one side of the kitchen wall to place your own antique Hoosier cabinet, display case, buffet, or other kitchen piece, settee, or bench - whatever you choose. There are 2 doors leading from the kitchen to the outdoors, both open onto the patio area, for easy entertaining, or convenience to the bar-b-que grill and outdoor eating area.

DESK AREA: Adjoining the kitchen cabinets next to the double ovens, is a built-in desk with drawers and overhead cabinets, designed for use with your computer.  A convenient and cozy place to sit and peruse your online recipe websites, or to pay your bills, etc.

ADDITIONAL DINING: In addition to the seating area of the 2nd island, there is room for a large harvest table and a smaller dining table or game table, in the area between the great room and kitchen, as you can see in the photos.

BUTLER PANTRY/LAUNDRY/BONUS ROOM There is a large room that opens right off the kitchen, that has lots of pantry shelves, room for several other refrigerators/freezers, another desk area, the washer/dryer, cabinets above and below the granite counter tops.  What a great area for your craft or sewing room too! This room is as big as a bedroom, so there is lots of flexibility on how you can utilize it.  It would also be a good place for your pet food bowls, crates, or beds.

BEDROOMS/BATHROOMS: There are 2 large bedrooms and two full bathrooms in the main home, with the 3rd bedroom and bathroom located in the 400 sq. ft. mother-in-law suite, inside the garage.  As you can see in the photos, the master bedroom is large, with a walk-in closet, and large ensuite master bathroom.  The bathroom has a pass-through laundry chute directly to the laundry room on the other side of the wall.  There is a full wood pantry of Alder wood, in addition to the traditional bathroom cabinetry, so you can store linens, bedding, etc.  There is also a wall of wooden cabinetry in the hall leading into the master bedroom too, in Alder wood, for even more storage.

The second bedroom and full bath is off the entryway at the front of the home.  This bedroom has a substantial sized closet.  The main bath next to it, features a custom jetted walk-in therapeutic tub too! This is a very roomy bathroom.

THE MOTHER-IN-LAW SUITE:  Right off the garage entry to the home, handy at the entry to the home, is the mother-in-law suite, which has a separate entrance door. This makes a great guest room too. Just far enough away for privacy, but close enough to visit and enjoy your company too. The extra suite is the 3rd bedroom, and is an efficiency style with large bathroom, open living/sleeping quarters combined, and a small kitchen.  The entire exterior side of the home inside the garage, as well as the mother-in-law suite (remember, it is in the garage too) is faced with the same stone as the exterior of the building.

PATIOS/PORCHES: Outside on 3 sides, there are patios/covered porches with concrete and/or patio brick flooring, which gives you 1700 sq. ft. of outdoor living spaces.  At the back of the house, which is on a gentle slope, you can look down from the stone sided terrace below the porch, and appreciate the view of one of the ponds, trees, pasture and woods. The landscape is already in place, flowers, bushes, outdoor faucets, all you need to add, is your own personal touches, or nothing at all. There are crepe myrtle, shrubs, rosebushes and flowers, scattered mature trees around home.

LAND: The owner cuts hay from some of the meadows, and he and his family hunt game here too.  They are leaving at least one or two of the hunting blinds.  As you can see from the photos, there are very big bucks here, turkey, small game, and fish in the stocked ponds. There are 101 acres to roam, hike, ride your 4-wheelers or horses, watch birds, graze livestock, practice target shooting on the gun range, or just enjoy the quietude this wonderful property provides.

So much thought has been put into everything at the ranch headquarters, you really have to see it to appreciate it.  Please call Chuck Clark for your private tour, if you are one of the lucky few who are looking for a multi-use ranch for your permanent home, vacation home/personal retreat, or hunting lodge within a reasonable distance from Dallas, Oklahoma City or Tulsa, do not let this one slip through your fingers, it truly is one-of-a-kind.
